What basement waterproofing means here
Basement waterproofing covers everything that keeps water out of a basement: collecting groundwater before it reaches the floor, sealing leaks in the walls, and controlling the damp air that comes with both.
Much of Anoka County sits on sandy soil with a high water table. Sand drains fast at the surface, but in spring the groundwater underneath rises close to basement floors. That's why so many north metro homes depend on a sump pump that works hard every year, and why a pump failure can flood a basement quickly.
Signs you need it
- Water spreading across the floor in spring
- A sump pump that runs constantly from snowmelt into May
- Damp patches at the base of walls
- Rust on appliance legs or mildew on stored boxes
- Humidity that a portable dehumidifier can't keep up with
How a waterproofing job goes
Inspection
The contractor checks the sump setup, the walls and the wall-floor joint, and asks when and where water appears.
Written estimate
You get a plan and price. Ask what it includes, how long it takes and what the warranty covers.
Installation
Common work includes a new or upgraded sump pump with backup, interior drain tile, crack sealing and moisture control.
Proving it works
The system is tested with water so you can see it carried to the sump and out of the house.
What it costs

Questions
Why does my sump pump run so much?
In high water table areas, groundwater keeps refilling the basin all spring. Constant running is normal there, but it wears pumps out faster and makes a backup essential.
Is outside waterproofing better?
Exterior excavation can stop water at the wall, but it costs much more and doesn't address water rising from below. In high water table areas, interior drain tile with a sump is the usual approach.
Can sealer paint fix it?
It can help with slight dampness, but it won't hold back water under pressure. If water is coming up at the floor edge, paint won't stop it.
